Description:
The average price of homes sold is the mean selling price of all primary residence
homes for the given time period. The sum of all the selling prices are added
together for this geography and then divided by the total number of sales.
Background: Properties sold in the State of Vermont are
subject to a Property Transfer Tax based on the value of the sale. The
Vermont Department of Taxes posts the records of all sales received on
their website. The
Vermont Housing Finance Agency (VHFA) applies certain criteria for
this analysis so that it captures primary residence homes where the seller
had 100% interest in the property. This excludes transactions that were
not deemed to be arm's length. This figure is broken down by the type of
home including single family, condominium, and mobile home with land. *PLEASE
NOTE* Occasionally, the method used to compute these home purchase statistics
is improved. This was done most recently in April 2007. After each change,
all historical data is re-run under the new system.
